Access Statement
Introduction
We aim to cater for the needs of all who visit. Our Guest House is set on a Quiet Road which has traffic calming measures and a speed limit of 20mph. It is a 100 year old refurbished Edwardian three storey townhouse.
Pre-Arrival
- We have 4 guest bedrooms, 2 of which are on the 1st floor. The other two bedrooms on the 2nd floor. All decor and fittings are in keeping with a building of this age, i.e. doorways are 2 feet 6 inches 76cms inches wide.
- The Lincoln Central Train Station is about 3/4 mile away by road.
- We have a web site. Wi-Fi access is free.
- Newsagent and food shop are less than 100 meters away. Plus a a small Family run bistro, Chinese take away and Fish and Chip are within 400 meters, none of which give any noise or other associated problems .
- We are 1/2 mile from the city centre - a walk of approx. 15 mins.
- We are on the West of the city, on a road leading directly from the City centre.
- We are served by an hourly bus service with a stop being very close by.
Lincoln West Common is 300 metre’s away if you require a walk.
Arrival & Car Parking Facilities
- Please advise us of your anticipated arrival time so that we can be sure we are here to welcome you.
- The front door is normally closed; there is a bell on the left hand side of the door. We can assist guests with luggage.
- Guide dogs are welcome feeding/water bowls provided.
- Our car park is to the rear of the building, parking restrictions are in force around the local area, but you will be issued a car parking permit if required.
- To ensure your accommodation is ready we ask that guests do not normally arrive before 2.30pm. Earlier arrival may, however, be possible by arrangement.
Main Entrance & Reception
- There are 3 steps up to the front porch, with one more step into the hallway with breakfast room /lounge on the ground floor.
- On arrival, guests are required to complete our registration form and are then shown to their rooms and our facilities are explained.
Public Areas - General (Internal)
- The ground floor corridor leads to the private area.
- The covering on the stairs and upstairs corridors is short-pile fitted carpet. There is a straight 13 stairs leading to the 1st floor to a small landing followed by a further 3 stairs straight on to room 3 & 4. Turning left after the13 stairs there are 4 stairs leading to rooms 1 and 2.
- The Breakfast Room is situated on the ground floor, next to the front hallway, at the bottom of the stairs. It has four tables with free standing chairs. This can be easily rearranged to suit.
- There is an iron and ironing board available.
Bedrooms
- 3 rooms have LCD TV’s with Freeview. The other room has a TV with Freeview a box. All rooms have tea/coffee making facilities with ample top up if required.
- All Rooms have en-suite facilities with shower • Room 4 also has a bath which has 2 step down to the en-suite • All bedrooms are fitted with duvets and pillows
- There is central heating throughout the house. The temperature of each guest bedroom is controlled by thermostatic controls on the radiators
- Each room has storage space which consists of hanging space, chest of drawers and bedside cabinet.
Grounds and Gardens
- To the front of the house we have an enclosed Wall garden - potted plants also enhance the appearance. At the rear is a small patio area.
Additional Information
- We are fully covered in all areas by a fire alarm, which is activated by smoke detectors in all rooms. We are totally non-smoking.
- There are fire extinguishers in the entrance hall and on the upstairs landings.
- We are able to use the front door should evacuation be necessary. The fire alarm rings continuously if evacuation is needed. If you need assistance in this kind of emergency (e.g. hearing impairment) please let us know on arrival and we will ensure that you are evacuated safely. This statement can be printed in large type to any size if required.
